Period Property Extension
Draycott – Derbyshire
Project Aims
The client commissioned this project to transform a detached period three-bedroom property in Draycott, Derbyshire. The primary objectives were to:
- Create four double bedrooms
- Develop a large open-plan kitchen/diner
- Include a separate snug area at ground floor level
- Incorporate a wood-burning stove in the living space
- Provide dedicated storage space
To achieve these objectives within the site constraints, our design solution incorporated:
- A two-storey side extension
- A substantial single-storey rear extension
Project Outcomes
A large single-storey rear extension was incorporated to create the open-plan living space required by the client, with the wood-burning stove strategically positioned to accommodate flue requirements.
The design included several key architectural features:
- Vaulted ceilings with Velux windows to maximise natural light
- Near full-width patio doors providing seamless access to the garden
- Separate snug area for cosy, intimate living
The first-floor layout was completely remodelled including the relocation of the bathroom to allow for four double bedrooms and a new en-suite, exceeding the original brief.
Modern render was applied over the existing red brickwork to refresh the appearance whilst respecting the property’s period character. A double frontage was added to the front elevation to balance the existing projecting gable, with original roof features meticulously replicated.
The original catslide roof was retained over the existing staircase, with a Velux rooflight incorporated to flood the hall and landing with natural light.
DJS designed all aspects of the extension, obtained Planning and Building Regulation Approval, including preparation of the beam calculations and their coordination into the designs. This project demonstrates our commitment to balancing contemporary living requirements with respect for period properties.
